Full Management for long term lease:
We get your place leased for a period of your liking, manage all maintenance. Receive money in your account monthly without having to do a thing.

Cost: 1st months rent + 10% monthly management fee.
10% monthly includes:
• Rent collection and deposit to your account (Zelle or Check)
• All small repairs/maintenance (toilet clogs, toilet floater, toilet leaks, faucet leaks, shower handle/head leaks, hoses). Must not exceeding 10% of a months rent.
• Does not include big repair items such as roofing leaks, structural repair, repair/replace appliances, etc.
• End of lease deposit service. Home will be inspected. If not returned in acceptable state not exceeding normal wear and tear. Will handle invoicing and withhold payment as needed.

*Home must be in good clean living conditions & ready for tenants.
*If home needs repairs, maintenance, or cleaning we can also help to get your place ready for an additional cost (Will be invoiced for all costs, will consult costs prior to hire/purchase)

*We screen tenants and require 3 months proof of income as well as rererences.
Pet policy: Up to the owner, we add additional pet deposit (usually $500)
Deposit: Deposits are up to the owner (usually 1x rental amount)
Move in total: Up to the owner. Usually security deposit + 1st months rent. We can ask for First, Last, + security deposit, but the home may sit for a bit longer.

Full Management for short term rentals:

We list, advertise, & handle all booking for your property. As well as handle cleaning between bookings and maintenance. Receive money in your account monthly without having to do a thing!

*Must be fully furnished and have everything necessary to be placed up for short term rent. (Towels, sheets, all essential kitchen items.) We will do a walk through and go though and suggest any additional items if needed.
*If home is not fully furnished or does not have all essential items we can also help to get your place ready for an additional cost (Will be invoiced for all costs, will consult all costs prior to purchase)

Cost= $150 for setup following by 20% of the net rental income (cleaning fee will be priced on Airbnb,VRBO, or other and will go straight to the cleaning crew).

20% includes:
• Restocking essentials (toilet paper, paper towels, basic hygiene supplies for guest, and basic cleaning supplies for guest.) *If owner would like high end items or extra items to be used, additional cost will be inquired by owner, only standard priced items will be purchased.
• Small repairs/maintenance such as minor plumbing (toilet clogs, toilet floater, toilet leaks, faucet leaks, shower handle/head leaks, sink/ toilet hoses)
• Minor maintenance repairs not exceeding $200.

Does not include :
• Utilities
• HOA (if applicable)
• Big repair items (roofing leaks, repair/replace appliances, sheet replacement, towel replacement, kitchen item replacements)

*We do not book to low scored renters, we do our best to only rent to responsible parties.
*Pet policy & house rules are decided upon contract.

Partial Management for long term lease:
We get your place leased for a period of your liking. Owner handles maintenance, collecting rent, & anything else after lease has been signed.

Cost = First months rent.

*For lease we screen tenants and require tenants to provide proof of income as well as references.
Pet policy: Up to the owner, we add additional pet deposit (usually $500)
Deposit: Deposits are up to the owner (usually 1x rental amount)
Move in total: Up to the owner. Usually security deposit + 1st months rent. We can ask for First, Last, + security deposit but the home may sit for a bit longer.

Partial Management for short term lease:

We setup your listing. Owner handles maintenance, bookings, setup cleanings & anything else after listing is complete.

Cost = $150 for basic
Cost = $200 for setup with contacts for cleaning, & maintenance.

*Pet policy & house rules are decided upon contract.

General Home Management / Personal Vacation Home Management:

Have piece of mind knowing that your home is being taken care of while you are not present. 

• Weekly, bi-weekly, or monthly walk through. With or without condition reports including pictures and a itemized description. Maintenance recommendations also available.

• Utility payment service, HOA payment service, Predial payment service.

• Book home cleaning prior to your arrival.

• General maintenance/repairs. Water gardens, pool maintenance, etc.

*Cost depending on location, service(s) needed, and frequency of service(s)
